An asking price describes the advertised market
An advertised price reflects a property offered for sale. It is not proof of the amount a buyer ultimately paid. In the regional summaries, the app uses SQM asking-price series for the named postcode and labels them as asking prices.
A postcode observation does not describe every neighbourhood in a regional city. It also does not identify the features or condition of a particular listing. Keep that limitation in mind when moving from research to a personal budget.
A sold median describes recorded transactions
Capital-city buying summaries use ABS residential dwelling transfer statistics, with established-house and attached-dwelling categories. These are quarterly sale-price medians for the stated geography, rather than asking-price observations.
A median is the middle observation in the relevant set. It is not the value of a typical home with fixed characteristics. Changes in the mix of properties sold can affect the median, so it should not be interpreted as a repeat-sales price index.
Match dates, areas and categories
A recent asking-price series and an earlier sale-price quarter are not directly interchangeable. The unit/apartment buying views use the source’s broader attached-dwelling or all-units category, depending on the provider.
Dividing a city asking rent by an unrelated sold median can produce a number, but not an observed rental yield for a property. AusHousing Trends leaves market yields unavailable when comparable evidence is not connected.
Use your own evidence for a buying decision
The buying and investment calculators use your inputs and display their assumptions. Bring an actual price, expected rent, deposit, loan terms and costs to the calculation. Change one assumption at a time to see how it affects the scenario.
Duty schedules are dated reference snapshots and do not automatically follow legislative changes. Use an official duty assessment or confirmed quote for a transaction. A calculator result is a scenario, not a valuation or lending approval.
